Washington December Market Activity

Below is an excerpt from the Regional Multiple Listing Service’s most recent “Market Action” report that comes out monthly and is e-mailed to all member Realtors. This is data specific to the Southwest Washington Area market.

December Residential Highlights

There were 420 new listings in December 2019, a 6.6% increase from December 2018 (394) and 34.5% weaker than last month in November 2019 (641).

 

Pending sales (530) increased 9.7% from December 2018 (483) and fell 24.1% from last month November 2019 when 698 offers were accepted.

 

Closed sales, at 690, increased 32.2% from December 2018 (522) and increased 1.3% from the 681 closings recorded last month in November 2019.

 

Average and Median Sale Prices

 

Comparing 2019 to 2018 through December, the average sale price has increased 3.7% from $393,000 to $407,700. In the same comparison, the median sale price has increased 4.5% from $355,000 to $371,000.

Days on Market is the number of days from when a property is listed to when an offer is accepted on that same property. If a property is re-listed within 31 days, DOM continues to accrue; however, it does not include the time that it was off the market:
